We need a clear idea of where we’re headed and what success looks like when we get there. We will meet to map out a perfect moving scenario, where the most important aspect is determining whether we sell first or buy first

I will bring a custom market research report that I’ve created by pulling in the latest comparable sold listings in your neighbourhood and on your street (if it’s a condo we pull the building’s sales history). 

This data will help us determine the market value of your home and craft a pricing strategy that commands maximum value with less stress. 

The Toronto market moves very quickly, so you want to make sure you get the most recent data to determine the highest possible price to sell. 

Step 2: Staging to Stand Out

Let’s assume we decide on listing your home first. My team schedules all parties involved to get your home looking brand new. If any repairs needed before your home is listed, we’ll have that handled right away.

I provide the services of my home styling expert free of charge, because staging your home is a non-negotiable element to selling your home for the most. 

We know you lead a busy life, which is why we take a hands-on approach to handle your home. We keep the schedule tight, with the team by your side, to prepare everything in record time – so it can sell for top dollar!

Step 3: Laser-Focused Marketing    

When all the professional media for your home is complete, I determine our perfect target audience by examining your neighbourhood and the home you have. 

I will put together a marketing package that artfully tells our target audience the perfect story. It includes a 3D virtual tour, HDR photography by an award-winning photographer, and a video walkthrough that shows your property at its best. 

For prospective buyers that see your home in person, we provide colour feature sheets and brochures to keep your home top of mind. For our online strategy, an individual microsite is made specifically for your home that we bring to online platforms where your target audience resides.

Every property is unique, and we know it only takes one buyer to appreciate it fully. That’s why we will build a custom plan to target buyers who are looking for a home like yours and that will pay the most money to get it. 

Most buyers are starting their searches online, so we also like to make sure we have full exposure on social media, search engines, and online property databases.

Step 4: List, Show, Sell with Confidence

Now that your home is on the market, we need to take people from being potential buyers to writing an offer. 

You’ll be emailed whenever showings are requested to be scheduled using our tracking system. If it’s not a good day to show, you can just let us know. 

You don’t have to be home while a showing is taking place, we will have you covered with a secure lock box to store your keys for potential buyers.

After we have found the perfect buyer for your home, and we have a definite closing date to work towards, we handle all your paperwork necessary for the transaction and send it to your lawyer. 

If you don’t have a real estate lawyer of your own, we have your back with our preferred list of lawyers we can connect you with that will guide you through a successful closing.

We have access to school ratings, walk scores, and neighbourhood guides throughout Toronto (and surrounding areas) for the best local insight to assist in your buying decision.

I will negotiate the best price possible for your future home. We will also finalize the deal by matching up the dates with the sale of your existing home, so it’s as smooth as possible for you and your growing family.
