Step 1 – Needs Analysis

We need a clear idea of where we’re headed and what success looks like when we get there. So on a discovery call, we map out your needs for your next home in detail. 

Incase you may not know some of your requirements at this point, I have a structured set of questions I ask you to help me understand your needs. I ask about your goals for your home search, area(s) you’re  interested in, your price point and other necessary requirements. 

Any questions you have about the process is answered so you have a clear mind going into the process . If you already have properties in mind that you’d like to book a showing for we schedule a time that works for you.

Step 2 – Setting You Up On Listing Alerts 

Once our discovery call is complete you’ll be given direction on the best way to move forward and I’ll have a precise idea of what you’re looking for. 

The Toronto real estate market is competitive, so to make sure we’re ahead of the game I set you up on a property match that showcases a database of properties in the criteria you’re looking in. This database is real time, as soon as properties come to market, you’ll be the first to know. 

Step 3 – Showings

The fun part begins! When you see properties online that you’d like to see in person, notify me and I’ll arrange the appointments at your convenience. Don’t worry, I got us covered for transportation if needed.

Step 4 – Negotiating your offer & Closing the deal

So you’ve seen the home of your dreams and now we have to secure it at the best possible price and terms for you. Before we send an offer to the seller, I send you last sold data of the neighborhood the home of interest is in (if it’s a condo I pull the buildings sales history). This is how we determine a target price to go in at.

I’ve been in hundreds of offer situations and I usually have a good idea of what sellers are thinking. I never focus on just getting the deal done like some other agents. I do my best to find you the right style of home that’ll you’ll be proud of. 

Step 5 – Starting your next chapter 

Congratulations you’ve made it, we’ve secured the home of your dreams!

All paperwork for your deal is sent to you and your real estate lawyer to refer to when needed. Before closing on your home I arrange all re-visits incase you need to take  measurements for new furniture and to make sure everything is in order. 

If you need any help securing moving services, or anything else, my team will be there. My “Moving Concierge Service” pretty much does it all. We can help with keys, arranging movers, booking elevators and if it’s a condo we register you with property management. Whatever you need, we got your back.
